No matter what, White Bear Lake?s receding shores have disturbed enough local residents and businesses that they?ve sued the state Department of Natural Resources, blaming the DNR?s aquifer management for the lake issues.

The lawsuit, which citizens group White Bear Lake Restoration Association filed Tuesday in Ramsey County District Court, lists economics among the hardships: ?As boating, fishing, swimming, and other lake recreational activities have declined, so have the well-being of businesses on and near White Bear Lake.?

Michael Lander, whose Minneapolis-based Lander Group plans to break ground next year on a $19 million, 85-unit, market-rate apartment building in White Bear Lake, shares concerns about the lake level. But he also said, ?There?s more out there than just the lake.?

Lander mentioned a nice downtown, express bus service to downtown St. Paul and easy access to Interstates 35E and 694 among other positive features White Bear Lake has to offer residents and businesses.

?I think White Bear Lake is a wonderful community no matter what, but certainly the lake is its best amenity,? said Erik Ordway, a native of the city who still regularly boats on the lake and is on the board of the group suing the DNR.

Ordway in a separate role has real estate expertise through his downtown Minneapolis commercial brokerage work at Cushman & Wakefield/NorthMarq. He thinks a shrinking White Bear Lake could damage housing prices and inhibit other economic activities in the area.

?It was built around the lake,? Ordway said of the city of 23,800 residents. ?It?s an absolutely critical feature of what makes White Bear Lake such a nice place to be.?

Golden Valley-based Cambridge Apartments in June spent $4.8 million to buy the 81-unit Washington Square Apartments in White Bear Lake. David Dahl, executive vice president at Cambridge, does not think the lake situation will affect the building because its residents are seniors, and probably don?t boat much. But Dahl would be concerned if he owned a business or was a homeowner.

?I think it would be a real loss for the community,? Dahl said of the shrinking lake.

For now, DNR officials have no comment as they review the lawsuit, which was filed on the White Bear Lake Restoration Association?s behalf ?by attorneys at Robins, Kaplan, Miller & Ciresi. The lawsuit cites a U.S. Geological Survey study that found surrounding communities? groundwater use affecting the lake level.

The water elevation at White Bear Lake in recent days reached a historic low elevation of 919.17 feet, down about 6 inches from its normally high level, according to the DNR data. Local residents complain of extra lake vegetation and having to move docks farther out into the lake; some have had to get permission from the DNR to mow exposed lake bed near their homes.

Meanwhile, White Bear Lake?s real estate market appears to be performing slightly worse than the overall Minneapolis-St. Paul metro.

The median price of a house in the city was $206,400 between 2009 and 2011, a 6.7 percent decline from the 2008 to 2010 period, according U.S. Census Bureau data on the Metropolitan Council?s website. The median price declined 5 percent, to $224,200, across the entire Minneapolis-St. Paul metro.

White Bear Lake?s apartment vacancy rate was 2.8 percent in September, up 0.7 percentage points from September 2011, according to Marquette Advisors? most recent Apartment Trends report. Across the Twin Cities, it was 2.7 percent, up 0.3 percentage points year-over-year.

Mark Sather, White Bear Lake?s city manager, thinks boat marina businesses are certainly impacted by the water level drop in recent years. The city?s marinas have been 35 to 40 percent vacant, versus the waiting lists they used to have.

Sather, though, is unsure about the effect on housing prices. Even with homes on the lakeshore, ?they?re still beautiful homes, and they?re still on a lake,? Sather said.

Bulk (Wall Street) buyers have been receiving a lot of attention recently. It's time to take a closer look.

There is little data available pertaining to bulk investors and even less meaningful analysis. Historically, Wall Street has never been active in direct ownership of single family homes, so there is no past histrory to learn from. We need to start from scratch.

How big are these bulk buyers? A few months ago, I read a report that Keefe, Bruyette & Woods estimated Wall Street had raised $6 billion to $8 billion so far, which is really a paltry sum in the world of high finance. It is impossible to estimate how much small investors are adding to this investment pool. We also have no clue how much this pool may grow over time, or whether it will? soon be exhausted and shrink instead.

Investors typically buy lower end properties. Say at an average of $100,000 per unit, the $6 billion to $8 billion raised so far would not even amount to 100,000 homes.

On the national level, and using the most recent releases, Existing Homes Sales and New Homes Sales combined are coming in at a pace of just over 5 million for 2012. The median price is $178,000 for existing homes and $242,000 for new homes. 100,000 homes would not even show up on the radar.

As for foreclosures, there are 5.6 million total non current loans in various stages of default. The current estimate for under water mortgages still exceeds 10 million, or about 20% of all mortgages. The Wall Street bulk investors are unlikely to put a dent in the distress property arena for the foreseeable future. In comparison, when the Resolution Trust Corporation (RTC) was dissolved back in 1992 due to the sunset clause, investors cleaned the entire inventory of REOs and loans off the books with just a few auctions.

On the localized level, it is a slightly different story. I am going to use three Western metro areas as examples. Phoenix, Southern California and Las Vegas were hotbeds of the subprime bubble and are once again the most sought after areas, this time by bulk investors. Using September data from DQNews, investors purchased 38.6%, 27.3% and 48.5% of all sales respectively. The actual number of absentee buyers for the four areas totaled 9,885 for the month of September. I expect this number will grow for the current months and into the near future, as investors eagerly place their funds. There is no data that separates absentee buyers into specific classes, such as Wall Street funds, local syndicates or small investors. However, if the bulk buyers are actively accumulating in these select markets, it is safe to assume that they do have some influence. The question is for how long.

Of the aforementioned metro areas, Las Vegas is the most out of whack. There were 4,570 sales in October.? 50.2% were sold to absentee owners, 52.5% in cash (43.2% were short sales, 16.7% were REOs) and 36.1% FHA financed. I have never seen a market where over half of the buyers paid cash and over 1/3 of the sales were financed via the FHA, leaving only 14% of sales in the "other" category.

In just the months of September and October, Las Vegas sold 4,278 single family units to absentee owners.? Assuming a majority of them will show up as rentals soon, if they haven't already, how much more can the market absorb? If this trend continues, how many months will it take to swamp the desert with single family rentals?

Even more out of whack is the "it's cheaper to buy than rent" theory. I am not disputing the math but rather the conclusions.? Just the fact that it is cheaper to buy does not mean that renters should buy. Maybe housing is simply unaffordable and rents are way too high.? As the supply of rentals continues to increase, natural economic forces should be driving down rent and home prices. Furthermore, if renters are buying because it is cheaper than renting, won't there be even more pressure from this supply of rentals? Where are the additional 2,000 renters going to come from each month?

Finally, it is mind boggling that they are still building in this market. Here are some of the new homes for sale.? Just this website shows 100 communities on the market.

Will owner occupiers continue to overpay for new homes because the 1%ers are paying cash and squeezing them out of the non-FHA market?

FORT MEADE, Md. (AP) ? A retired Marine Corps colonel denied Tuesday that a three-star general directed the harsh pretrial confinement of an Army private charged with passing reams of classified documents to the secret-spilling website WikiLeaks.

Daniel Choike was installation commander of the Quantico, Va., Marine Corps base during Pfc. Bradley Manning's nine months of confinement there from July 2010 to April 2011. He testified at a pretrial hearing for Manning.

Manning is seeking dismissal of the case, alleging he was illegally punished by conditions that included being locked up alone at least 23 hours a day, being forced to sleep naked for several nights and being forced to stand naked at attention one morning.

His lawyers contend the conditions were directed by Lt. Gen. George Flynn, who was commander of the Marine Corps Combat Development Command at Quantico at the time. Confronted by civilian defense attorney David Coombs with a series of emails that included Flynn and Choike, Choike testified he kept Flynn informed about the situation but that Flynn never influenced the decision to keep Manning on maximum security and prevention-of-injury status.

"Gen Flynn was not in the decision-making chain," Choike said. "Gen. Flynn never once influenced anybody."

Instead, Manning's custody status was determined by the brig commander, he said. That position was held during Manning's confinement by Chief Warrant Officer 4 James Averhart and then by Chief Warrant Officer 2 Denise Barnes.

Choike defended the brig commanders' decision to keep Manning classified as maximum-custody detainee who posed a threat of injury to himself or others. The classification was contrary to the recommendation of mental-health workers who examined him.

Court recessed for the evening after more than five hours of testimony from Choike.

Choike acknowledged that Flynn had expressed interest in Manning's confinement due to the nature of the charges and international media attention to the case. Choike said Manning was under suicide watch when the soldier arrived at Quantico from Kuwait, and Flynn wanted assurance that everything was being done to keep him safe. Another prisoner had committed suicide in the brig the previous December.

Choike said Manning's custody status was determined in part by his odd behavior, including licking the bars of his cell, "erratic dancing" and lifting invisible weights. Coombs suggested that the bar-licking occurred during sleepwalking and that the other behaviors were merely exercise.

Choike said Manning's jailers took away his underwear at night starting March 2, 2011, after he made what they regarded as a suicidal comment: "I have everything I need right here to be able to harm myself. The waistband of my underwear can do this." Coombs suggested the comment stemmed from Manning's frustration at being kept on injury-prevention status.

A day later, Manning was forced to stand naked at attention for morning inspection by a guard who told him he wasn't allowed to cover himself with his blanket, Coombs said. Choike denied any knowledge of such an order. If the guard gave it, "That would be wrong," Choike said.

"And why would that be wrong?" Coombs asked.

"It serves no purpose," Choike said.

Before the hearing Tuesday, about two-dozen Manning backers held up signs of support outside the post. Then they attended the proceeding, many wearing black T-shirts with the word "Truth" in white lettering.

The U.S. government claims the disclosures attributed to Manning endangered lives and security. Manning supporters say the leaks exposed war crimes and triggered pro-democracy uprisings in the Middle East.

Judges can dismiss all charges if pretrial punishment is particularly egregious, but that rarely happens. The usual remedy is credit at sentencing for time served, said Lisa M. Windsor, a retired Army colonel and former Army judge advocate now in private practice in Washington.

In a 1956 case, U.S. v. Bayhand, a military appeals court ordered all charges dismissed against a soldier who had been forced during his pretrial confinement to do hard labor alongside a sentenced prisoner. The court ruled that the soldier had been given an illegal order.

Since then, there have been few, if any, cases in which pretrial punishment has led to dismissal of all charges. Lt. Col. Eric Carpenter, chairman of the criminal law department at the judge advocates school in Charlottesville, Va., said he couldn't find one but he couldn't say for sure that the remedy hasn't been granted.

Manning has also offered to take responsibility for the leak by pleading guilty to reduced charges. The military judge hasn't yet ruled on the offer and prosecutors have not said whether they would still pursue the charges against him.

The military contends Manning's treatment at Quantico was proper, given his classification as a maximum-security detainee who posed a risk of injury to himself or others. He was later moved to Fort Leavenworth, Kan., where he was re-evaluated and given a medium-security classification.

A United Nations investigator called the conditions of Manning's time at Quantico cruel, inhuman and degrading, but stopped short of calling it torture.

The 24-year-old native of Crescent, Okla., faces possible life imprisonment if convicted of aiding the enemy, the most serious of the 22 charges.

He is accused of sending hundreds of thousands of classified Iraq and Afghanistan war logs and more than 250,000 diplomatic cables to the secret-spilling website WikiLeaks while he was working as an intelligence analyst in Baghdad in 2009 and 2010.

The materials Manning is suspected of leaking include sensitive reports on foreign governments and leaders, Iraq and Afghanistan war logs and a 2007 video clip of a U.S. helicopter crew gunning down 11 men later found to have included a Reuters news photographer and his driver. It was the video that garnered the most worldwide attention from the leak. As for the video clip, the Pentagon concluded the troops acted appropriately, having mistaken the camera equipment for weapons.

As I walked into CAMH, the Centre for Addiction and Mental Health, I saw someone sitting in one of the chairs in the front foyer. Her legs were folded into a lotus yoga pose, her eyes were closed, her index finger and thumb were touching, her palms were up.

?Weirdo,? I thought. I?m not sure where my animosity came from. I like yoga. I?ve done it often. But somehow, this woman who looked like she was about to chant ?OM? at the front of the CAMH foyer infuriated me. I punched the ?8? button in the elevator and slid into room 801, where the seminar on Effective Communication Strategies for Family Members had already started.

?Sorry I?m late,? I muttered. Jen and Emma, the clinicians running the session, invited me to take the photocopied handouts. I picked them all up, trying to make as little sound as possible. 1. Communication Barriers. 2.? Common Mistakes (When communicating with people in pain) 3. Blocks to Listening. I sat down at the packed boardroom table. How bizarre. We looked like a board meeting. But what kind of a company would we be the board of? What exactly would be accomplished at what appeared to be the quarterly meeting of the saddest business in the world? We must make photo developing machines.

?This Instagram thing is just a fad,? says the CEO. ?We need to focus on better quality paper. That?s what?s going to get us our customers back.?

?I?ve never seen anyone hang a tablet on their wall. People want pictures printed.?

We keep lying to ourselves, working at this impossible task, trying to think of reasons to trick ourselves into get out of bed in the morning.

I brought my attention back to the seminar. Jen and Emma were taking us through the ?Communication Barriers? handout. ?Bad Timing? was the first on the list.

?Sometimes people are not ready to hear what we want to say to them,? Emma told us. ?It?s an unfair tactic to insist on talking about a problem when it?s late, when one of you is tired, when you are rushing to get somewhere.? Good point, Emma. In the past few weeks, there hasn?t seemed to be time for me to talk to anyone about what I am feeling. I can?t find a spare moment. I?m too busy.

The second communication barrier on the photocopied handout was ?Avoidance.? People who are avoiding often claim that the timing is bad. ?If there is always a reason why one partner can?t talk about a problem, it?s avoidance.? Well played, handout. I sat up. I started listening more closely. I started writing things down. Jen and Emma took us through a communication strategy that Jen wrote on the board (There?s a chalkboard in this room! Oh for heaven?s sake if there is any proof that we have no idea what we are doing, it is the chalkboard in this room.) But we took notes because that?s what you do when someone writes on a chalkboard. Someone asked what happens when we do everything right, and we still can?t get through to our loved ones? Jen paused with her chalk in mid-air, and turned away from the board.

?Sometimes we get hung up on saying the exact right thing at the right time. But sometimes even if we do everything right, that won?t work. And all we can do is know that we did our best, accept that, and take care of ourselves. And that?s OK.? We were all silent. It did not feel OK.

But even while I saw futility in the handouts and the chalk-written acronyms, I also felt that for the first time in weeks, I could see why I hated people in yoga poses, and why I was avoiding everyone. I saw on the faces of everyone around me at that meeting that they were feeling the same way I was. We were scrutinizing the handouts carefully, looking for the step-by-step instructions to make our loved ones see how much they were hurting us. Trying to find the handout that showed us how to make the person we loved well again. Trying to find a business plan that made photo paper relevant.

Every other person who was at that table with me has someone who is carrying part of their hearts around with them everywhere. And that person is sinking. CAMH has lots of resources for families of people with mental health and addiction problems, but I think the main resource for me this week was a reminder that I was not alone. That I was not unique in my feelings of helplessness. On the way out I looked for the yoga woman I had disliked so much on the way in. I think I just wanted to see her again in my new, less alone frame of mind and wordlessly apologize for calling her a weirdo. Also, I wondered if she?d moved on to other, weirder poses. But she wasn?t there any more. I hope wherever she is, she found some peace. I did, and I?m thankful.

PALS or Pediatric Advanced Life Support is a medical certification course which is specifically meant for training the health care professionals on how to deal with clinical emergencies in infants or children whether out of or in the hospital. The PALS Certification Class is an endeavor by American Heart Association jointly with American Academy of Pediatric which started in 1983. The health care providers like paramedical staffs, nurses and physicians who are working or interested in working in the pediatrics section should take up the PALS Certification Course to respond effectively to life support emergency situations in younger patients.

Kaiser Permanente lays off 530 employees in Southern California

Kaiser Permanente officials have confirmed 530 union employees in Southern California have been laid off.

At least 85 position were eliminated at the Fontana and Ontario medical centers, officials said Friday.

Officials at the health-care provider did not release the locations of the other 445 positions.

The layoffs do not include physicians.

"We expect that over the next year we will experience significant membership growth and anticipate that many of these affected employees will have new opportunities to be placed in other positions and remain with our organization," said Peggy Hinz, spokeswoman for Kaiser Permanente.

Kaiser officials said they have undertaken a series of layoffs to ensure they meet possible changes that could occur with the implementation of President Obama's Affordable Care Act, which aims to make sure every American has health care coverage.

Late October, Kaiser laid off 84 non-union employees, which they called a "modest downsizing of staff" in Southern California.

United Steel Workers Local 7600 President Roy Wiles spent his Friday notifying employees they no longer had a job with Kaiser. The union represents clerical, patient care and service workers in the Inland Empire.

"I've done this a long time. I don't think it's ever easy," Wiles said.

"It's very difficult for all the employees."

The Kaiser employees will be able to take advantage of the union's

income-protection program that is set up to help find retaining, education and possibly another job at Kaiser, which Wiles said has been successful in the past.

As of Oct. 30, Kaiser facilities in Southern California had 60,000 staff members and 5,700 physicians.

College Football?s Top 60 NFL Draft Prospects

The college football season is at its midpoint and a number of players have improved their draft stock while some have seen their star shine not as bright as it did the previous year. Taking a look at the college football landscape and projecting players to the next level is one of the most challenging aspects of the sport, but at the same time also one of the more entertaining facets of the game.

I have identified the 60 best NFL prospects and ranked them from top to bottom. This is not a mock draft, but rather taking the players skill set and ranking them from No. 60 to No. 1. Therefore, the top player on my list is not necessarily the presumptive number one pick in April?s draft.

For example, if I have a quarterback at the top spot on my list and the Indianapolis Colts have the first pick in the draft, they are not going to take a quarterback after taking Andrew Luck.

One early trend to monitor as the season rolls on are that the SEC continues to dominate in producing NFL talent, and offensive and defensive lineman are well represented.

A number of intriguing quarterback prospects are presented, although the drop off after the top two is steep. Other observations include the skill positions where elite wide receivers, running backs and tight ends could present good value in the second round of the draft.

The list is subject to change as the college season develops and players will move up and down the list and new names will appear. Please let me know who you think I have ranked too high or too low and players you think are worthy of being on the list.

What is home equity?

Home equity is the difference between the value of your home and the amount you owe on it?

  • For example if you have a home worth $100,000 and you owe $75,000 on it you have $25,000 of equity in your home?
  • If you owe $125,000 on the same home you would have negative equity of $25,000 or be upside down

What is a loan to value ratio?

  • A loan to value ratio is the ratio that results from dividing the outstanding principal balance of the loan by the value of the home.

WASHINGTON (Reuters) - Applications for home mortgages fell last week as demand for refinancing tumbled for the fourth week in a row, an industry group said on Wednesday, although other recent data has indicated the housing market is improving.

The Mortgage Bankers Association said its seasonally adjusted index of mortgage application activity, which includes both refinancing and home purchase demand, was down 4.8 percent in the week ended Oct 26.

The MBA's seasonally adjusted index of refinancing applications dropped 6 percent, while the gauge of loan requests for home purchases, a leading indicator of home sales, edged up 0.5 percent.

The U.S. Federal Reserve last month helped spur mortgage activity when it announced a third round of so-called quantitative easing to aid the economy, driving down home loan rates and making it more attractive for borrowers to refinance.

Mortgage activity has faded somewhat since that impetus, possibly highlighting a dwindling number of homeowners able to take advantage of lower rates due to weak credit scores, or not enough equity in their homes because of lower house prices.

But one analyst said the mortgage applications numbers can be volatile and he did not think the decline of the last 4 weeks indicated a deterioration in the broader outlook for housing, which has brightened in recent months.

"Overall, the housing data has been favorable," said Daniel Silver at JPMorgan in New York. "New home construction, new home sales - levels are still very weak, but you see growth rates picking up, and it is pretty clear that it is on an upward trend," he said.

The Mortgage Bankers Association said that the refinance share of total mortgage activity slipped to 80 percent of applications from 81 percent.

Fixed 30-year mortgage rates averaged 3.65 percent in the week, up 2 basis points from 3.63 percent the week before.

The survey covers over 75 percent of U.S. retail residential mortgage applications, according to MBA.

Martial Artist Fighter Trains for Next Round in the Cage - Half Moon ...

Sam Temko, 27, knows how to roll with the punches in life and in the cage.

When his mixed martial arts (MMA) fight scheduled for last Saturday, Nov. 10, in Santa Cruz was cancelled just days before the event because promoters were unable to solidify an opponent ? after months and months of intensive training ? Temko withstood the blow of disappointment and accepted the news that was dealt to him.

?I will continue to train hard and stay ready because with or without a fight, I am still a martial artist and have a lot of learning left to do,? he said. ?I have to roll with it, stay ready for whatever comes my way and take the next opportunity when I land one.?

MMA is a full contact combat sport that allows the use of both striking and grappling techniques, both standing and on the ground, from a variety of other sports such as Brazilian Jiu-Jitsu, wrestling, Muay Thai, and Taekwondo.

Last weekend's Showdown in Surftown fight at the Santa Cruz Civic Auditorium would have been Temko?s seventh fight. The mixed martial artist with a background in wrestling and Brazilian Jiu-Jitsu says he was looking forward to returning back to the cage on Nov. 10 to showcase his skills after not competing for a year.

His first two MMA cage fights were at Blue Lake Casino in Humboldt County. ?I finished both of those fights in the first round with a move called the rear naked choked or ?Mata Leon,? which in Portuguese basically means lion killer,? he said.

His third fight was at Cal Poly, SLO in the "fight for wrestling" charity event. ?This fight I also won by rear naked choke in the first round,? he said. ?

Temko?s fourth fight was at Kezar Pavilion in San Francisco in the Dragon House Six event. ?This fight I won in the first round by technical knockout due to ground and pound,? he said.

Ground-and-pound is a strategy consisting of taking an opponent to the ground using a takedown or throw, obtaining a top, or dominant position, and then striking the opponent, primarily with fists and elbows. A technical knockout is declared when the referee, official ring physician, the fighter, or the fighter's cornermen decide that a fighter cannot safely continue the match.

The fifth fight was in Richmond at the Rocktagon Promotion, and he won this fight in the first round by rear naked choke as well. The sixth fight was the main event fight at the Havok at Harley event in Carson City, NV, ?which I won in the first round by technical knockout due to ground and pound,? he said.

Temko?s official amateur MMA record is 6-0, and he?s managed to finish all six bouts in the first round.

Still, winning for him has no significant reward other than ?a new victory on my record and the pride and feeling of satisfaction from knowing my hard work, discipline, and sacrifice was worth it,? he said.

Since the Santa Cruz fight was cancelled last week, Temko says he?s open to the idea of fighting amateur again, but really wants to focus his energy on obtaining a professional fight. ?

He is working on earning his black belt in Brazilian Jiu-Jitsu under trainer Raul Castillo on Main Street in Half Moon Bay at Raul Castillo Martial Arts. ?

?Raul is the best trainer for me because he is not only extremely knowledgeable and technical in the gentle art, but he also competes with success at the highest levels of Brazilian Jiu-Jitsu, which makes him a great training partner as well as an excellent technique instructor," he said.

Temko?s been practicing for more than nine years with Castillo and holds the rank of first degree brown belt. Other than his black belt, his goal is to break into the professional fight scene as soon as possible. ?

The Half Moon Bay native began his interest in martial arts starting from a young age when he was at Farallone View Elementary School. He took karate at 7 years old, but it wasn?t until high school wrestling that he really developed a passion for hard work, discipline and that desire to succeed and excel in the sport.

After graduating Half Moon Bay High School in 2003, Temko went on to wrestle at Cal Poly, graduating in 2008 with a degree in business administration and accounting.

As a fighter, Temko describes himself as ?versatile, relentless, and explosive.?

?I have thankfully never been seriously injured in any MMA events,? he said.

Still, his younger sister and mother are ?supportive of my desire to be a fighter but they choose not to attend my bouts to avoid any of the violence that is inherent to hand-to-hand combat,? said Temko.

His dad, former harbormaster Dan Temko, on the other hand, attends all of his fights.

?I attribute a large amount of my success to his support and commitment to helping me achieve the training and resources necessary for my development as a martial artist,? said Temko.

In between training, Temko works full-time at the Ritz-Carlton, serving and bartending. His workouts with Castillo are intense and focus on judo, Brazilian Jiu-Jitsu, mainly a grappling art similar to lifting weights to control your opponent, explains Temko.

?I used to lift a lot of weights when wrestling but now that I'm doing mixed martial arts, you have to sacrifice to put extra time in other styles of fighting,? he said.

Temko also goes up to San Francisco once a week for kickboxing and Muay Thai with Kenya Prach for a more cardio and aerobic workout.

?There?s a lot of hard work in the months and weeks leading up to the fight,? said Temko.

This includes dieting and making the weight requirements, in this case 170 pounds. Days before the fight are spent resting and honing a mental focus and game plan ?about how I want the fight to go,? he said.

Working out with extra layers on and spending time in the steam room and sauna to sweat out a couple pounds before fight day are also part of the training.

Temko figures he?s got another 10 years in him to do this.

And until promoters find him the next fight, ? I guess I just have to roll with the punches that life throws at me,? he said, ?and stay ready for whatever comes next.?
